Owner will use its commercially reasonable efforts to have the Rental Property ready for occupancy by the Tenant at Check-in Time.  If Tenant is delayed for any reason and is unable to take possession at the Check-in Time, Tenant is responsible for notifying the Owner of such delay so that any change of arrangements can be made if necessary.   Prior to Check-in, the Tenant will be given the code to the key lock box at the unit providing access to the unit.  Tenant is responsible for use and loss of key while renting unit and is responsible for cost of replacement.

 Rent
The Tenant shall pay the Owner total rent in the sum of $ which includes all utilities, TV, phone and internet usage   Additional charges include a cleaning deposit of $ 200.00, taxes and a security deposit of $ 500.00.  The security deposit will be refunded providing no damage is done to the Rental Property or its contents.   A $ 20.00 service fee will be charged for any returned checks.  Initial deposit will be twenty five percent (25%) of total rent.

 Confirmation of the reservation will be mailed or emailed to Tenant upon receipt of the initial reservation deposit.  It is Tenantís responsibility to review the confirmation for accuracy of dates, mailing address, number of adults and/or children, and notify owner of any errors within seven days of receipt.   

Security Deposit
The security deposit will be held in a non-interest bearing account.  It is the obligation of the Tenant to surrender the Rental Property in good clean condition by the time specified, except for reasonable wear and tear.  Tenant shall pay for any damage to the Rental Property caused during his/her possession.  The security deposit will be returned by regular mail to Tenant within 60 days following Tenantís vacating the rental Property, minus any costs to repair or replace any damage or loss to the Rental Property or the contents thereof, and any other charges and expenses for which Tenant is responsible pursuant to the terms of this Agreement.  The Owner may retain the deposit for violation of the Terms and Conditions of the Rental Agreement.

 Cancellation of Reservation
        (a) up to 30 days prior to the start of the rental period, 100% of the total deposit will be refunded.  
        (b)
Within 30 days of the start of the rental period, 65% of the total deposit will be refunded.

Rental Guide
Prior to arriving, you will have received from Owner our Rental Guide.  Please bring your copy of this guide when you arrive.  This guide provides detailed information to help you enjoy your stay.  

No Extra Guests Rental Guest understands that we will accept families, couples and responsible adults over the age of 21 ONLY. Guest(s) agree that the premises shall not be occupied by more than the number of people stated on the reservation. If the unit is occupied by more than the number of people stated, it will result in loss of security deposit. Occupancy in use of premises shall not be such as to disturb or offend neighbors. The use of firearms or fireworks is strictly prohibited.

Holdover Tenancy
Staying beyond your reservation date must be approved by our rental agreement.

Telephone Service
Local calls (within Brian Head) can be made.  There is also local long distance and long distance service.  Due to limited minutes available for both, we prefer you use your personal cell phone service for long distance calls.  You are permitted to use our phone service for long distance in case of emergency or if your cell service signal strength prohibits using cell phones.  The Lodge phone number is (435) 677 3435.   

Inventory
The furnishing are inventoried prior to arrival and upon departure.  Any missing or damaged inventory will be charged against your security deposit any the discretion of the Owner.

Utilities
Timber Lodge is located on a unique site which requires the use of a sump pump.  This pump works automatically as long as there is power to the home.  If there is a long term power failure (more than 1 hour) it is possible for the sump pump to fill restricting the use of any water appliance in the house.  Call the Owner upon any power outage of more than one hour. 

Other
This vacation rental is non-smoking and pets are not allowed. (Many of our guests are allergic)

Check-out Procedure  Guest(s) shall leave premises in neat and undamaged condition. All dishes must be washed and put away. All perishable food brought by Tenant must be removed from refrigerator and cabinets. All trash removed and placed outside of unit for later pickup. Furniture must be placed in its original location. Doors/windows locked.
